Every Merc.Build home starts with the site and the client, never with a catalogue. We work with experienced architects from the first sketch, testing orientation, section and materials against how you actually live — where the morning light should land, where the noise should stop, where the family gathers. The result is a home that could not have been built for anyone else, on any other block.
Because we build what we help design, there is no gap between drawing and detail. Junctions are resolved before they are priced, materials are sampled before they are specified, and the documentation that reaches site is complete enough to build from without improvisation.
Craftsmanship you can stand in front of
High-end building is decided at the junctions — where stone meets timber, where the shadow line runs, how a stair nosing turns a corner. Our carpenters, bricklayers and stonemasons have worked together across years of projects, and it shows in the tolerances. We hold the same standard behind the walls: set-out, waterproofing and services are inspected with the same discipline as the finishes.
A single accountable team, from first sketch to handover
One contract, one builder, one number to call. We coordinate architects, engineers, certifiers and trades under a fixed programme with transparent cost reporting, so you always know where the project stands. It is how a complex custom build stays a pleasure rather than a second job.

How much does it cost to build a custom home in Sydney?
Most high-end custom homes in Sydney start from around $4,500–$6,500 per square metre, with premium projects exceeding that depending on site, structure and finishes. A typical Merc.Build custom home represents a total investment from roughly $1.5 million upward. We provide a detailed, line-item estimate after an initial design consultation.
How long does a custom home build take?
Allow 18 to 30 months end to end: roughly 4–8 months for design and documentation, 3–6 months for council or CDC approval, and 12–18 months of construction depending on scale and site complexity. Merc.Build fixes the construction programme in the contract and reports progress against it monthly.
Do you work with our architect, or provide design?
Both. Merc.Build can build from your architect's documentation, or bring an architect into the project through our design and planning service. Either way, we join before documentation is finished whenever possible — early builder input on structure, buildability and cost is where most budget risk is removed.
