Merc.Build is a licensed luxury builder (Builders Licence 377744C) working across Sydney's Inner West, including Lilyfield, Balmain and Annandale. Our Inner West practice centres on high-end renovations of period homes and architecturally distinct new infill builds.
The Inner West asks for a lighter touch and a sharper eye than anywhere else in Sydney. Its streets already have character; the work is to add to it — a Federation house opened to its garden, a warehouse volume made domestic, a new building confident enough to be contemporary and polite enough to belong.
Period homes, brought forward
Victorian terraces, Federation cottages, interwar bungalows: the Inner West's stock rewards builders who respect its construction. We renovate with a clear philosophy — restore what is good, replace what is failing, and let the new work speak quietly in its own voice at the rear. Party walls, heritage conservation areas and narrow access are conditions we plan for, not surprises.
New buildings with Inner West manners
Our Alder project in nearby Rosebery shows the other side of the practice: a new charcoal-brick duplex whose gabled forms and Bowral Blue brick pick up the street's rhythm without imitating it. On compact inner-Sydney blocks, we design in section — voids, courtyards, borrowed light — to make modest footprints feel generous.
Tight sites, tidy sites
Building here means working metres from neighbours, on streets where parking and access are negotiated daily. We sequence deliveries, manage dilapidation surveys and keep sites disciplined — because in the Inner West, your builder's site manners are your reputation with the street.
Questions.
Can you renovate a heritage or conservation-area home in the Inner West?
Yes. Much of the Inner West sits within heritage conservation areas, which shape what is visible from the street but rarely prevent substantial renovation behind the front rooms. Merc.Build designs within the controls — retaining and restoring significant fabric, adding contemporary space at the rear — and manages the DA and heritage documentation as one engagement.
How do you manage building on narrow Inner West blocks?
With planning rather than improvisation: dilapidation surveys of adjoining properties before work starts, crane and delivery scheduling agreed with neighbours, materials chosen for hand-carry access where needed, and party-wall works engineered and notified properly. Compact sites run smoothly when the logistics are designed with the same care as the building.
