The build journey.

Every Merc.Build project follows five stages — consultation, design, approvals, construction and handover — under one contract and one accountable team (Builders Licence 377744C). A custom home typically takes 18–30 months end to end.

  1. Step 01: Consultation.

    We start with the site and the life you want to live on it. A first meeting — at the block wherever possible — covers your brief, budget and timing honestly, and we tell you plainly what is achievable before any fees are involved.

  2. Step 02: Design.

    Architects and builder work as one team from the first sketch. Concepts are tested against orientation, planning controls and real cost as they develop, so the design that excites you is one that can actually be built for the number beside it.

  3. Step 03: Approvals.

    CDC or DA, we manage the pathway: consultant reports, certifier or council liaison, neighbour notification. Because the scheme was designed within the controls from day one, approval confirms the design rather than reshaping it.

  4. Step 04: Construction.

    A fixed programme, a dedicated project manager, and craftsmen who have worked together for years. You receive a monthly report with photos, programme status and cost position — and a site you are welcome on at every milestone.

  5. Step 05: Handover.

    A full defect walk-through, complete documentation and warranties, and a home finished to the last two per cent. We remain a phone call away long after the keys — our completed projects are our references.
