Merc.Build's design and planning service takes a Sydney home from first sketch to construction-ready approval — architecture, engineering, interiors and the CDC or DA pathway — coordinated by the builder who will deliver it. Builder-led design removes the cost and buildability surprises that derail projects later.
Most budget blowouts are designed in, months before anyone lifts a tool. The fix is structural: put the builder at the design table from day one, so every beautiful idea is priced, engineered and buildable before it hardens into documentation.
Design shaped by buildability
We pair you with architects suited to your project and your taste, then stay in the room — testing the design against cost, structure and programme at every milestone. Cantilevers, basements, curved work and bespoke joinery are all achievable; they just need to be decided with real numbers attached. That is the difference between a concept and a plan.
Approvals without the anxiety
CDC or DA, heritage overlays, bushfire and flood controls, neighbour consultation — NSW planning has many gates, and each one has a right way through. We prepare and manage the application, coordinate the consultant reports, and design within the controls from the start so approval confirms the design rather than reshaping it.
Documentation a builder can actually build from
Our drawing sets are complete because our own trades have to build from them. Junctions, set-outs, fixture schedules and finish specifications are resolved on paper first — which is why our sites run quietly and our variations are rare.
Questions.
What is the difference between a CDC and a DA in NSW?
A Complying Development Certificate (CDC) is a fast-track approval, issued by a private certifier in weeks, for projects that meet pre-set state standards. A Development Application (DA) goes through the local council with merit assessment and neighbour notification, typically taking three to nine months. Merc.Build assesses your site and recommends the pathway with the best balance of speed and design freedom.
Do I need an architect for a luxury home?
For a genuinely custom, high-end home — yes. Architectural design is what turns a difficult block, a specific brief and local planning controls into a home that feels inevitable. Merc.Build works with experienced architects as one team, so you get architectural quality with a builder's cost discipline from the first sketch.
