A programme you can hold us to
Before contracts are signed, we build the construction programme in full: procurement lead times, trade sequencing, inspection holds, weather contingency. You see the same programme we run the site from, updated monthly with progress photos and a plain-language summary of what happened and what is next.
Cost control without surprises
Our contracts are line-item transparent. Provisional sums are minimised through early selections, long-lead materials are locked in ahead of need, and any variation is priced and approved in writing before work proceeds. The final account should read like the first estimate, and on our projects it does.
One point of contact
You will have one project manager's number, and they will answer. They coordinate the architect, engineers, certifier and every trade — and they walk the site daily with the same checklist our directors use. Questions get answers the same day; decisions get made before they cost money.

How often will I hear from my builder during the project?
On a Merc.Build project: a scheduled monthly report with progress photos, programme status and cost position, plus a standing site walk-through at each major milestone. Between those, your project manager is a phone call away and answers the same day. Silence is the first symptom of a project in trouble, so we never let it develop.
What happens if something goes wrong during construction?
It gets surfaced immediately, with options and costs, not buried until it becomes a dispute. Latent site conditions, supply delays and design clashes happen on real projects; the difference is a builder with the process and the margin discipline to absorb them. Every issue on a Merc.Build site is logged, priced and resolved in writing.
