Choosing a Luxury Builder: 10 Questions to Ask Before You Sign.

Before engaging a luxury builder in Sydney: verify their licence with NSW Fair Trading, walk a completed project and a live site, speak to past clients about the final account versus the estimate, and read the contract for programme and variation terms. The right builder answers all ten questions below without flinching.

A luxury build is one of the largest financial and emotional commitments most families ever make, and the builder decides how it goes. These are the ten questions we believe every client should ask — including of us.

1. Can I verify your licence?

Non-negotiable. Every NSW builder must hold a current contractor licence, checkable in minutes on the NSW Fair Trading register. Merc.Build's is 377744C — and any builder who hesitates to hand theirs over has answered a different question.

2. Can I walk a completed project?

Photographs are marketing; buildings are evidence. Stand in a finished home and look where cameras don't: junctions between materials, shadowlines over long runs, how doors close. Ask to see a project at least three years old — quality has a half-life, and good work still looks resolved after a few winters.

3. Can I visit a live site?

A working site tells you more than a portfolio. Is it sequenced or chaotic? Are materials protected? Would you be comfortable with this operation next to your neighbours for a year? Site discipline and finish quality are the same trait expressed twice.

4. Who exactly will run my project?

Get a name, not an org chart. One dedicated project manager, their actual current workload, and whether they will be there from contract to handover. Continuity of the person is worth more than the size of the company.

5. How do you price, and what is provisional?

Ask what percentage of the contract sits in provisional sums and prime cost allowances. A luxury builder resolves selections early so the contract is mostly fixed; a heavily provisional contract is an estimate wearing a contract's clothes.

6. What happens when something changes?

Variations happen on real projects. The question is process: is every variation priced, documented and approved in writing before the work proceeds? Get the answer in the contract, not the conversation.

7. How will I know where the project stands?

Ask to see an actual monthly report from a current project — programme status, cost position, photographs, decisions needed. If reporting is ad hoc, so is everything upstream of it.

8. May I speak to your last three clients?

Not the showcase client — the last three. Ask them two things: how did the final account compare to the estimate, and would they use the builder again? Those two answers contain the whole relationship.

9. Who is actually on the tools?

Long-standing trade relationships are where tolerance and finish live. Ask how long the core carpentry, joinery and masonry teams have worked with the builder. Crews assembled per-project build per-project quality.

10. What does handover include — and what happens after?

A documented defect walk-through, complete warranties and manuals, and a builder who answers the phone in month eighteen. NSW statutory warranties run six years on major defects; the builder's attitude to that period tells you how they build.
