Merc.Build is a licensed luxury home builder (Builders Licence 377744C) working in Bondi and the surrounding beach suburbs. Our completed Bondi work includes The Arc at 299 Simpson Street, Bondi Beach — an off-form concrete home around a double-height garden atrium — and our current work includes Ecru, a knockdown rebuild replacing a post-war cottage with two sculpted limestone residences.
Bondi compresses the whole Eastern Suburbs brief into a few square kilometres: irreplaceable position, unforgiving blocks, salt on every wind, and a streetscape that swings from Art Deco walk-ups to new coastal architecture within a block. Building well here is a specialist's game.
The Arc — our completed Bondi Beach build
The Arc, at 299 Simpson Street, is a freestanding home we built in off-form concrete, commercial-grade glass and recycled brick, designed by Pinnacle Design Architects around a garden atrium that punches through both levels. A Black Tempal kitchen opens to a travertine terrace and a plunge pool in Black Russian mosaic tile, and the finished home now trades as one of Bondi's most photographed luxury stays. It is standing proof of how we detail for the beach: built once, built properly.
Ecru — our current Bondi project
Ecru replaces a tired post-war cottage with two curved limestone residences on a single tight block — garaging tucked into the base, living lifted to the light, garden stairs folding up the site's natural fall. It is a working demonstration of what a Bondi knockdown rebuild can achieve: two one-of-a-kind homes where one compromised house stood, without overwhelming the street.
Building within Waverley's controls
Waverley Council's planning controls are among Sydney's most exacting — floor space ratios, view sharing, character statements for each precinct. We design within them from the first sketch and prepare DAs that anticipate the questions assessors ask, which is how schemes move through approval with their ambition intact.
Coastal building, done once and done properly
A hundred metres from the Pacific, second-rate detailing announces itself within two winters. We build in Bondi with marine-grade fixings, coastal-rated glazing and render systems, and drainage detailing that assumes horizontal rain — so the home still looks like its renders a decade in.

Can I do a knockdown rebuild in Bondi?
In most cases, yes — subject to Waverley Council's controls on floor space, height and streetscape character. Older cottages on decent blocks are strong rebuild candidates, and dual-occupancy outcomes like our Ecru project are achievable on suitable lots.
