Merc.Build is a licensed luxury home builder (Builders Licence 377744C) serving Sydney's Eastern Suburbs, including Bondi, Bronte, Vaucluse and Woollahra. We design and build one-of-a-kind custom homes, whole-home renovations and knockdown rebuilds on the east's tight, high-value blocks.
The Eastern Suburbs concentrate everything difficult and everything worthwhile about Sydney building: narrow lots, heritage streetscapes, salt air, demanding councils — and some of the finest residential architecture in the country. This is our home ground.
Building on the east's tight, high-value blocks
East of the city, land does the heavy lifting in every project budget, so the building must earn its place on the block. We design and build to extract every legal square metre — basements and undercrofts on sloping sites, dual occupancies where controls allow, sections that borrow light and outlook from angles a standard plan would miss. Our Ecru project in Bondi is typical of the approach: a post-war cottage replaced by two sculpted limestone residences on a block many would have called too tight for one.
Coastal conditions, engineered for
Salt-laden air, driving southerlies and sandy soils punish ordinary detailing. We specify marine-grade fixings and finishes as a matter of course, detail glazing and cladding for exposure, and design landscaping that survives the coast rather than fighting it. A home a street back from the beach should still look sharp at its ten-year anniversary.
Working with Waverley, Woollahra and Randwick councils
Each eastern council has its own controls, conservation areas and temperament. Our design and planning service maps the approval pathway before design begins — CDC where the controls permit, a well-prepared DA where they do not — so the scheme that gets approved is the scheme you fell in love with.
Questions.
How much does it cost to build a luxury home in the Eastern Suburbs?
Construction for a high-end custom home in Sydney's Eastern Suburbs typically starts around $5,000–$7,000 per square metre — above the Sydney average, reflecting tight site access, coastal detailing and premium finishes. A complete four-bedroom home usually represents $2 million or more in construction cost. Merc.Build provides line-item estimates after a site visit.
Can you build on narrow or sloping blocks in the east?
Yes — narrow frontages and steep falls are standard conditions in the Eastern Suburbs, not obstacles. Solutions include split-level sections that follow the fall, basement garaging, and borrowed light from voids and courtyards. Merc.Build assesses the block's constraints and opportunities before design begins, so the home is conceived for the site rather than adapted to it.
