What actually drives the cost

The site comes first. Slope, rock, access and neighbours can swing a budget by 25% before a wall exists. A steep Mosman block with sandstone excavation and crane-only access simply costs more to build on than a flat Inner West lot — and an honest builder prices that from geotechnical data during feasibility, not after demolition.

Structure is the quiet spender. Long spans, cantilevers, basements and pools account for far more budget movement than kitchen benchtops ever will. This is why builder involvement during design matters: an elegant structural idea and an expensive one often look identical on a render.

Finishes are where you steer. Stone, joinery, glazing and tapware are the levers clients control most directly. The luxury approach is not "everything premium" — it is a short, disciplined palette applied consistently, which reads as more expensive than a scattergun of features.

Where people get surprised

The construction contract is not the whole project. Budget separately for design and engineering fees (typically 8–12% of construction), approval and certification costs, landscaping, pools, and furniture. And hold a genuine contingency — we recommend 7–10% — that you plan not to spend.
